Property Management
Silverpine approaches Property Management as a core value-creation function, focused on day-to-day operational excellence and tenant experience.
We oversee all on-site operations, ensuring consistent service delivery, regulatory compliance, and efficient building performance.
Our teams coordinate leasing administration, tenant relations, maintenance, and supplier management through our proprietary technology platform, enabling greater control, consistency, and operational transparency.
Operational decisions are informed by real-time performance data, cost controls, and asset-specific operating plans generated directly from our systems.
We work closely with Asset Management to implement strategic initiatives at property level, ensuring alignment between operational execution and investment objectives.

Asset Management
Silverpine manages Living assets as operating businesses, with direct involvement throughout both development and stabilised phases.
During development, we oversee design, planning and delivery to ensure assets are fit for purpose, operationally efficient and aligned with long-term Living demand.
Once operational, we work closely with all stakeholders to drive leasing performance, control costs and optimise asset quality.
Decisions are guided by detailed operating data, local benchmarks and continuous performance monitoring, allowing strategies to evolve as market conditions change.
ESG considerations are embedded from design through operation, supporting resilience, regulatory compliance and long-term value. Investor alignment is maintained through clear governance, transparent reporting and senior-level oversight.

Maurice Kelly
Managing Partner
Maurice Kelly is a senior real estate professional with 20 years of experience across acquisitions, disposals, asset management, and real estate servicing, having transacted over €4 billion across Spain, Portugal, and Ireland in both commercial and residential real estate.
Prior to founding SPP Investors, he was formerly Head of Acquisitions for Savills Investment Management in Iberia. Prior to this, he held a senior role at Cerberus in Spain, where he was responsible for the management of a large 100,000+ unit portfolio.
Earlier in his career, Maurice spent over a decade at JLL in Dublin, Barcelona, and Madrid, working across development and capital markets, and later serving as Head of Residential for Spain.
Maurice has been a Member of the Royal Institution of Chartered Surveyors (MRICS) since 2008.
Fernando Rivero de Aguilar
Managing Partner
Fernando Rivero de Aguilar is a real estate professional with over 11 years of experience in investment and asset management across different European geographies.
Prior to founding SPP Investors, he was formerly Head of Investment for Twin Peaks Capital where he lead the investment and development of 1.600 apartments including the sourcing, underwriting and structuring execution end-to-end across different living asset classes: Flex Living, Build to Rent and Build to Sell.
He previously worked at Cushman & Wakefield London and JLL Madrid in Capital Markets where he transacted over € 1Bn across different european geographies mainly in Residential, Retail and Logistics.
Fernando holds an International Business degree by Carlos III and EBS Universität.
